Government support can make a real difference to how much you need to save. I'll check which schemes you're eligible for and factor them into your plan.

Stamp duty exemption or concession
Eligible first home buyers pay no stamp duty on homes up to $600,000, and a reduced amount up to $750,000.

Client reviews

She made my first home purchase so easy and stress-free! … She will definitely be my first and last broker manager for all the future properties!
Rachael Chin · First home buyer
She is efficient, attentive to details, follows through closely with impeccable coordination… Jenny has also proactively negotiated for lower rates when the interest rate was falling back then without me asking.
Justin Ng · Home loan client, multiple purchases
We had a great experience of refinance our home loan with Circle Finance… This was our second time dealing with them. I would give Circle Finance more than Five Stars.
Wei Sin Cheng · Refinance client

Questions I'm often asked.

How much can I borrow?

It depends on your income, living expenses, existing debts and deposit, and every lender calculates it differently. The same household can see a noticeably different figure from one lender to the next, which is why comparing across the panel matters. Try the borrowing power calculator for a rough guide, then I'll confirm it against real lender policy.

Do I pay for your service?

For most loans, no. Lenders pay us a commission when your loan settles. Before we go ahead you'll receive our Credit Guide, which explains how we're paid. If a fee ever applies, it's disclosed in writing before you commit.

How long does pre-approval take?

Often a few business days once we have your documents, though it varies by lender and how complex your situation is. Pre-approvals are typically valid for around three months, depending on the lender.

What documents will I need?

Usually photo ID, recent payslips, bank statements, details of any debts and your regular expenses. If you're self-employed, lenders will generally ask for tax returns and financial statements. I'll send you a checklist tailored to the lenders we're considering.

Do you only work with the big banks?

No. Our panel of more than 40 lenders includes the major banks, regional banks, credit unions and specialist lenders, so we can match the lender to your situation rather than the other way around.
